Where are you located? If in Alexandria area I can give you my guy. He does more than half of my houses, and Ive been very pleased. 10% off each month, and doesn't charge a months rent to find a new tenant.

We use PRM and it has been a breeze.

I did not pull credit, but would advise doing so if you feel the need.
I posted it on Zillow and within a week I received many responses. I found the right tenant that was willing to sign a 3 year lease and they also offered to give me the full 1st year up front.
I guess I got lucky, but you just have to find the right people.
