Sold a house to my friends daughter down that way. Her name is Phoebe, she lives in one of the units next to the creek (drainage ditch). Really cool girl. Her dad and I used to shoot together, and that girl is a deadeye. Used to shoot a Quigley (replica from the movie) and she could ping a target from about 500 yards with iron sights.

It's never a good idea to do business with friends or family, but you could just tell her that the amount you offered is the highest you are willing to go and if she does come down on the price you will be interested.
If she can get more than what you offered, you can't blame her for doing so. If she can't then you might be able to buy it at some point.
