That is correct and thank you.
I may not have the length of time correct for measuring the average height of the tides. But it is somewhere around 17-19 years.
And I agree that there is no doubt Walton County regrets the decision to include the “land” out to the MHWL.
And we always chat up the guys fishing and others coming by. Almost all are good folks.

Look at it from another perspective. Would many of these homes have the same value if it were not private beach? Would the current owners have purchased them if they knew it would be public beach? It's too late to change course and it 's a losing battle

This is where Walton county needs to step in and put them in their place. I am no longer beach front but we have deeded access. Directly next to our 300+ yards of beachfront is a Karen cop. He will bitch at anyone who even tries to stop and take a picture. I tell him all the time that he is breaking the law and one day he's going to FAFO.

We never had an issue finding beach access on 30A. Are we talking further down to Alys and Rosemary? The other end has access points all over, and just past Seaside. One rental we had there was an unfortunate guy guarding with his body cam. We just laughed at him and never went back, just went down further the next day.
