I've heard BOIL has become predictable.
Seems like a good way to build wealth.
Seriously though, real estate has to be it. But early on a string of bad renters will kill you, especially in a state with heavy tenant protection laws.

For me it's real estate and its not even close. Every market is local and anyone can gain expertise in it. Deals are limited only by ones motivation. My financial planner is also a client and has 50% of his portfolio in local, tangible real estate. Looking at a deal next week seller wants 110k, with 25k and a month into improvements, I can get 185k-190k in 48 hours. I don't know many other avenues for that type of profit.
