Obtaining a line of credit on land with a small livable shop

I currently own a piece of property outright with a livable shop house (800 sq ft living, 1200 sq ft air conditioned shop area.
I have cash saved to start building a small house ($100k) on the property and don’t really want to take out a construction loan or mortgage.
Are there good local banks in the Lafayette area that would give me a line of credit on this?
Property is worth somewhere in the neighborhood of $150k

Unless you're just going over the top on finish-out or pouring a ton of additional concrete, I would think $100k should damn near get the entire job done.
