Nuances of 1031 Exchange

I have a rental property that I want to complete a 1031 exchange on, but I have a few questions about how the process will go forward...for instance, I "sell" my property and the money goes to a qualified intermediary...who facilitates this transaction and how do I find this intermediary? Will my agent handle this for me? If I am exchanging for another property out of state, does that complicate things? Is there anything they don't tell you that I need to know? TIA

You will use an attorney that has experience in this matter, the master of this field here at the beach is Jule Herbert.

There are a number of companies / real estate attorneys who specialize in this.

This is one of those times where you really want to hire qualified help. It is easy to make a mistake and if you do, you will be hosed.

And the people who do this work for a living are easy to work with and can answer all questions you may have.

Are 1031’s that common? I heard they didn’t have any attorneys in Baton Rouge that do it?

Any attorney that does any sort of commercial real estate practice should be familiar with the 1031 process and able to handle it for you. There are numerous attorneys in Baton Rouge who are more than capalbe of handling a simple 1031 transaction.

A 1031 is very easy for any real estate attorney. I have always been impressed with how little work it is.

Just throwing this out- I’m actively looking for rentals if y’all need to sell quickly. I can pay cash and close quickly.
