Go back and read what I posted, not sure why you spliced my statement. The discount realtor fricked up bigly and cost his client $4k on top of whatever he got for listing the property.

I bought my first house FSBO. They guy had a kid that lives close and had the key. I’d call the kid, he’s show me the place. Talked to owner on the phone, he flew into town and we wrote up a contract right there at the bar in the property. The title company handled the rest of the transaction and I handled my financing part.

A hot property does not need a realtor. If it’s some type of niche propert, maybe it’s worth it but it can often times be handled by two parties that both want the transaction to occur.

Client bought a property that was listed by one of the discount yokels......the agent was awful and cost their client $4k from the mistake they made.
