Tell them to go Borrower Paid and charge you a flat fee


MI with good fico Conv at 90% is like .2

Yeah broker just got back and said MI would be 39 a month as opposed to putting down another 25k and would be able to remove PMI at 41st payment or 1600 paid in

Any suggestions on where to shop rates?

Are bankrate and those that show lenders rates legit? Some of those are showing 4.6 and the likes on a 30

Or Lending tree and rocket mortgage?

Do not use rocket mortgage or anything like that, they will have highest rates by far. Find a guy who can do the shopping for you. Hopefully get something like gmfs

I don’t keep up with the individual rates for lenders as there’s too much fluctuation and too many factors that go into what rate you get.

I do however have several lenders I have my clients contact to talk directly with about their situation to see what the options are. One has an “i’ll meet or beat anyone else’s rate” motto. He’s pretty good at it too if the borrower meets their criteria.

Like others said use a broker
Retail is expensive

Pay for the rate. Tell them u want that option and to get a small cost credit

Rates went down again today so jump on it

This is just flat-out wrong. I got a 2.6% rate in Oct '20 with only 5% down.

Always put the least amount down as possible. As we see with inflation, that little PMI payment for me is now pennies on the dollar in just 2 years.

Locked 4.52% yesterday on a 30 yr V.A., was down as low as 4.1% last week tho

Tell the lenders you want to go Borrower Paid
Get the par rate, they will charge you a point or whatever flat fee

That way you get lowest rate
If you want slightly higher than the par rate you will get a credit towards costs.

They will know exactly what you are saying

I didn't put 20% down and had PMI waived. Find a good broker. Can also email you mine if you'd like.

I operate in nationwide and I can typically beat any rate- but if I see a loan estimate that I can’t beat and it is legit, I advise my clients to take it.
