Have you ever been hit with any large assessments for the properties? We have thought about buying an investment property in one of the Panama City high rises but got scared off by potential upcoming renovations with an unknown cost(at the time) to the unit owners.

How is the 5% calculated. Rents of $85k pay management fee and net $70k.
$70K divided by $1,112k = 6.3%. Seems easy to go well below 5%.
Are there no other expenses like insurance, utilities, furniture, maintenance?
