Within a 2 hour drive and probably central to north Louisiana due to the current shitshow with H/O insurance in S Louisiana.

Wise words. Or at least two doors so all your eggs aren’t in one basket. You’re going to have at least one month of downtime per unit as no way you’ll be able to have someone vacate on say 6/30 and a new tenant move in the next day.
