i've placed an offer on three houses so far from 225k to 215k. every single time its been multiple bid situations. every time i've offered ask plus half of closing and lost out on a higher bid. i just got the phone call from my realtor on the house i put a bid on yesterday and same thing, someone offered over ask and all of closing. this particular home wasnt even on the market for 24 hours. wasn't even a sign out front. that is just rediculous.

if it happens once its cool, shite happens. twice and its a coincidence. three times is a trend. thats why i'm so aggrivated at the moment.

Wait like 6 months and it'll be a buyer's market.

I agree, assuming oil stays low. Offshore projects take longer to shelf unlike land rigs. There is no way I would buy in or around Laffy right now unless it was at a deep discount. See what houses were going for in mid to late 2009, that is where they are headed and if oil stays down for an extended period then even lower

Same thing has been happening to me. On two houses now in Carencro. I think I'm just going to wait it out also to see what the market does around June or July. I just don't want to miss the low interest rates.

Pretty similar in BR for the desirable neighborhoods. Any decent deal is getting multiple offers. I bid on a southdowns house 3 months ago, they had 11 offers in 2 days. The winning offer was $30k over asking, all cash, no inspection. I cannot comprehend agreeing to buy a house from a private seller and not wanting an inspection, they got the house though.

Likely going to be a teardown. They just wanted the lot

I'll never understand that. Is it really that important for someone to get into a certain neighborhood that they are willing to buy a home just to tear it down and completely rebuild?

Then you obviously don't understand the first and overarching rule of purchasing real estate.

Location is the biggest factor in real estate.

That just seems a little crazy to me, but I'm not real estate expert.

Coworker put his house on the market Monday. It's been shown 10 times already this week.
