What I mean is buying a lot and getting a contractor whom has built houses in this particular neighborhood to build it for me. What percentage is normal to save on the value of the home?

Subs don't have to know you aren't a contractor. And, a good way to make sure they do a good job and don't cut corners is to withhold payment until they fix the stuff you need them to fix. You wouldn't pay a car mechanic before he fixed your car would you?

I'd rather write 100 checks than one.....same here, pay a little at the time. Some of my subs want payment at the end. Some want draws during the construction.
