That’s a horrible return on a depreciating asset. You could build a nice 10 unit apartment complex for less than that. I also don’t know where you’re getting 80k per. If you’re building a park and dead set on owning the mobile homes, you can get a 16x60 for 40k. Are you really going to be doubling your income by going to whatever you’re paying 80k for?

I own a park about that size and own the mobile homes. Unless you get some kind of crazy deal, I highly recommend against it. I don’t manage it, but it’s a headache for the PM. I own a few small complexes and they’re much better

If I had property like you describe I would look into building covered storage rentals for RVs and travel trailers. No need for plumbing, utilities, or pavement to individual lots. People who rent these parking spaces have money and will pay to securely house their toys.

As someone that works in the area of civil evictions, I highly recommend not doing it. Trailers are easily damaged and you rarely get good Renter's in them. It gets worse if you rent the lot and they own the trailer and fail to pay lot rent. If you evict them for nor paying their lot rent, you then have to file for rule of possession of the trailer. Many times they abandon the trailer and the owner of the trailer park has to pay to have the trailer moved or demolished. Becomes a headache and costly.

What is the current zoning? Does it already have utilities on site? I'd be shocked if the parish didn't fight you hard on the rezone. You will likely need an attorney and an engineer to get this designed with drainage, site improvements, etc to try to get the rezone approved. Depending on who the neighbors to the property are, they may fight it as well.

Don’t own trailers.

Just own the lot.
