That is inaccurate. I told them I wouldn't bring a realtor if they gave me one of the upgrades for free (about $550). They denied that and ended up paying out $3000 to the realtor instead

We purchased a DSLD home in 2009 in Pville, no money down. Paid no closing costs. We had issues with the closing date which kept getting pushed back. Overall, we stayed in the home for 5 years. Sold it for 30k more than we purchased it for and built our current home. We enjoyed our first home. Had no issues selling. Inspector didn't find any problems. It's a great starter home. We bought a DSLD home. Its a great starter home, nothing more. It doesnt have the best finishes our greatest attention to detail, but it is definitely not a custom home.
If you are expecting a custom home from a high volume builder then you are looking in the wrong place and will be disappointed.
For the OP, you wont get anything from them. They are selling their houses as fast as they can build them which is why they wont budge. Theyll just move on to the next buyer.
Find a real estate agent friend and let them make some money.
To DSLD's credit they made the home buying extremely easy.
Stay on them with their warranty issues and document everything.

DSLD won't knock anything off the price or throw any extras in for you for saving them from paying a buyer's realtor commission...so why not have a realtor who works for you to help along the way? But did you already sign a contract? If so, you might have a little harder time bringing your own agent into the mix after a contract is already signed.
I have a DSLD house. No issues with the house itself in almost 2 years I've owned it, but I'm still not happy with the way my yard came out because DSLD built up the part of the lot where the slab was poured so high and I have about a 2.5 to 3' elevation difference from my back porch to the rear property line thats about 20' away. So from my kitchen, I can see clear over the 6' fence straight into the backyard behind me. Limits what I can do with my backyard having that kind of slope to it. Model home I toured and other nearby DSLD houses didn't have this type of yard grading...just the DSLD houses on my block

you can't just roll extra cost into your mortgage. they have to be listed as closing cost paid by the seller on the contract. Also to the OP if you don't have a realtor they i would ask them to cover the extra closing cost. I have been closing loans in baton rouge for 14years and never closed a DLSD loan. When customers tell me they are buying a home from them i thank them for their time and move on. They always ask me why and i tell them i am a great loan officer but you are not giving up 5k in closing cost for me to do your loan. they always agree with me!

Was your interest rate the same with the other lender? Typically, the only way to match what DSLD offers is to do a lender credit and that comes with a higher rate. Yes, they pay the realtor. It is already factored in to the price of the home, so they don't really care if you have one or not.

DLSD > DR Horton....
I like is a DR Horton home and brother in a DSLD.
We are both in the cinstruction industry and we both watch the construction process closely.
I caught DR horton (the subs) trying to skimp a number of times, especially with insulation, and had them correct it. neighbors didnt
look at you cash due at closing. DLSD is going to give you $5k of that right? while you have more out of pocket to close with the other lender...

Had you negotiated the loan? I got competitive quotes from others and took the most competitive rate to DSLD and asked them to match. They did
