Not yet, but the EBR side of Nicholson is filling up, and then St. Gabriel is going to blow up. It currently has a much easier and shorter commute to the business side of BR than from Livingston or Ascension.

We're prospecting. It's the last massive land mass available. About 99% undeveloped.

Stay in the city. All of the outlying areas have their own unique problems. The water in Ascension sucks, meth labs are ubiquitous, traffic on antiquated country roads is horrendous, and flooding is a crap shoot that you don't want to take.

This is supposed to be a positive? The OP wants to live in a rural area, not one that's rapidly urbanizing. I would do research on what the next hot areas are, then look elsewhere. If it was me, St Francisville would be on my short list.

A residential boom with 3 acre tracts isn't exactly urbanizing. St. Gabriel will expand but hopefully maintain the rural feel with close proximity to Baton Rouge. Iberville Parish schools, mostly MSA, will soon become recognized as one of the best in the state.

I guess it depends on your perspective. Any neighbor I can see is too close.

If you have kids or want to start a family then that's a factor. If you have 10-20K a year to spend on tuition and you won't miss it then Baton Rouge is an option. If you don't then move out to neighboring parishes like a lot of people starting families do. I have my own experience and it's been great for my family.

st. gabriel seems to be your best option. Only about a 20 minute commute to that part of BR. You can also take 30 to LSU or south to I10/Gonzales and take 74 to prarieville.
