Yeah that used to be the case. Now shits happening everywhere in the city. Not as bad as New Orleans or Chicago, but the trend is definitely not heading in the right direction.

Agree. The homelessness around the hill and acts of gunfire in southeast around navy yard are not good recent developments.

Navy Yard is like a completely different place (in a good way) than it was 10 years ago.

Also consider renting something closer to work.
My daughter has been in school in DC the last few years. One year in dorm, the next few in an apartment.
All near Foggy Bottom. Paid 2000/month for one year for a 1BR, and now she’s in a nicer one, paying 1500/month for a 1 BR. Albeit the second is a steal, but if my daughter could find it…
All the things you mentioned can be had in the city, and save the comute.
I’ve only spent a little time up there, but the FoggyBottom/Georgetown area is one nice area that I feel relatively safe even for my college age daughter living. Quite arguably safer than LSU area.

I used to live in Lorton, VA. Nothing really walkable, but there are some nice spots near laurel hill golf course. It's just south of the occoquan river where traffic blows on the daily if your are commuting to and from DC. You can avoid most DC traffic by heading into the office early and leaving early if permitted. Most of the area is government related work, and they don't start until 9am.

OP here. Thanks for the input. Following up on a few questions:
-I am remote, so no commute for me
-Husband will work at one of the govt offices off the Mall
Budget is $2500-3000/mo
As we will only be there 3 years or so, renting will make the most sense. Given all that, does it make sense to save him the commute and live "in town" or go to the suburbs? Yes I am aware that coming from MS we will certainly have sticker shock.

If I were you I’d stick to the city then if you’re empty nesters and only there three years. Or Arlington. Suburbs don’t really have shite to offer IMO other than a bunch of sprawl and chain stores/restaurants.

With 3 years planned up here and the pain associated with moving, why not visit and specifically focus on spending a couple of days in arlington and a couple of days in old town alexandria?
From your described desires both should be good options but both are pretty different based on what you are looking for. My vote would still be old town/del ray/rosemont. DC taxes would be enough to keep me away. For your budget you are likely looking at 2 bedroom maxes. Personal property tax on vehicles should be accounted for as well (unless military, VA counties waive).

We're currently in MS so of course the cost of living comparison is going to be crazy. We're looking for someplace safe, fairly walkable, with the usual amenities (restaurants, shopping, gym, etc). We're empty-nesters. I haven't begun to look as I'm overwhelmed at where to start, so I don't know if MD or VA is preferable. Thanks!
