If abatement is involved, I am sure it is included in the scope of work. It would be ridiculous to have a separate contract for that.

I know a former LSU employee that can tell you all about the sh!teousness of the GC's LSU awards contracts to, and how they don't do any of their warranty work on the back end, instead relying on LSU employees to do it, while eating the built in $$$ from the promises of follow-up and warranty work as pure profit.
This is a very regular occurrence across the University. The same companies always get the work, too.

Since LSU is a state institution, LSU is required by public bid law to award each contract to the lowest bidder, assuming their paperwork is in order.
GC's are required to perform warranty work within the warranty period and failure to do so will result in litigation.

Yes, it rarely gets to litigation bc most GC's that do work for LSU honor their contract and warranty. However, I can guarantee you that if the GC who gets this job installs windows that leak and refuses to correct the issue within the warranty period, they will be sued and they will lose.

I can guarantee you that LSU Employees will be called upon to fix the leaks.
The Contractor will never worry about that job again after its over, no matter how sh!teous the work done was.
This is SOP with LSU Construction Contracts.

No, it is not. In fact the low bidder in the above referenced project completed a window/door replacement at Thomas Boyd Hall last year and was called this week due to a door leak. Their representative was on site 2 days later to correct the issue.
But yes, LSU Facility Services are the first to be called bc the building faculty does not have access to GC/Architect.
