Wood floor install and re-finish
I am looking at a house that has what I believe to be pine floors that need re-finishing. Anyone no the rate per square foot to refinish? Also, I want to rip out the carpet in the bedrooms and continue with wood into there. Any idea on the pricing? The rooms are as follows:

Bedroom 1- 16' X 13'.5"
Bedroom 2- 11'7" X 13'5"
Bedroom 3- 10'5" X 11'2"
Master- 16' X 15'7"

I don't really want to get a formal quote if I don't own the house.

Is the house on a slab? We got quotes last summer for four bedrooms and a hallway and because we wanted solid hardwood, we needed a plywood sub-floor, which added a lot to the cost. Plus, all of the doors and jambs would need to be shaved (or whatever the correct terminology is) because of the change in height and same with baseboards, new or trimmed. More than $20K was our quote.

Engineered hardwood would've been much more reasonable, but because it would've been next to solid hardwood in the foyer, we didn't think they'd look good next to each other. Sigh.

Following along. My oak floors are 5 years old and the kids and dogs have been hell on them. about 2k sq ft on the main level.

Janky, one quote was from Hollier's in Lafayette, which was absolutely ridiculous.

780 sq feet oak hardwood
materials - $5,022.79
labor - $3,344.30

Then they gave me the name of the guy who would do the work, who gave me his quote for the sub-floor and trimming all the doors (entry doors and closet doors) and jambs, plus baseboards.

Materials - $2,340
Labor - $9750

Grand total - $20,457.09!!!!!

We also got an estimate from F&G Flooring, which was half that, but the guy who came to measure and come up with the quote did not give me confidence in the least. He asked some really dumb (to me) questions and sounded like he didn't want to do it. He told me it would be months before he could because he had higher priority customers (who'd experienced flooding, which I can understand). He thought we were crazy to want solid wood, and if we didn't have solid wood in the foyer, living and dining, I would've gone with engineered.

We have lovely new carpeting in the bedrooms.

Really, we had just remodeled two bathrooms completely, with the master being gutted and a wall removed. Funds were low and we were trying to get everything done before retirement, while we still had two incomes. The next homeowner can deal with it.

I'm fine with the carpets, everything is paid for and one of us has begun retirement (not me).

ETA: I'm betting it can be done much more reasonably, you'll just have to find someone who knows someone.

3.25 and up per ² ft to sand and finish add .50 for stain
Install add 2.50 per ² foot
Add Cost of materials

I have a flooring buddy who does it for $4 a square foot in Shreveport. That’s pretty low IMO.

That’s just for sanding, staining, and poly. You may need to rip up carpet/nails yourself.

Not at all. I actually decided to buy a different house. We are going to make some changes before we move in. I was thinking about creating a thread and posting pics as the work is done. It should take 3-4 weeks.

It's been about 6 years, but I think I paid about $5 a square foot for sanding, any repairs (70-year-old floors), and finish coat on oak floors.
