boom
thats exactly what i needed to know.
eta PM me a pic or one similar. i'm getting ideas on this and have decided if we're going to do this we're going to make it something nice.
you know..i'm overbuilding in the 37069 slum.
guy that bought that house down from me for 725 is a developer and he's going to do some crazy rennovations on it and double its value. he just moved from a 15k sf house in fairview so hes got the money to play.
oh and to come full circle, the person who sold that house is moving to.........a place where fairview schools are cool too.

no problem. Do me a favor, only share his info with inner circle, i've got him busy until summer 2020 don't need to try finding him when I need him.

This is only picture I have. Try zooming in. I still haven’t added a fridge outside, and still not sure I want to.
The design was done by Lively Landscape, owner lives in 37069 as well and is the most talented landscape architect I’ve worked with. His office is in Fairview but mainly works in our neck of woods, Green Hills, Forest Hills, BelleMeade. If you want to blow it out and make it real deal call him. He works with Ubaldo pretty regularly so they can give you a masterpiece.
Good to hear about that hood getting updated. 5 full gut or tear downs are currently or about to start in Temple Hills. Guy bought two connecting lots down the street from us and is building a 10,000 foot main house, a 1000 square foot pool house with cabana. Total project 5 million. That won't be bad for comps People buying old houses in 400k range & taking down to studs or foundation, will be in close to 750-800. I’ve got two full renovations about to start, one is a 850k house redoing kitchen and master bath, trying to get them to add another bath as well.
Market here is insane. The economy as a whole will slow after next summer, but like last time, we won’t feel it very much, it will be much shorter correction, and if you haven’t bought by 2022 in Williamson County, bend over. It’s going to explode.
We are also close on Grassland High School. Fingers crossed!

Still pissed about those 2 new houses going up on Temple road. That was our sledding access point in the winter.
Best sledding hill in the area.
Thanks for the pic!

You can still access "Dolly" between the Temple's older house and the course

You think your guy could do a straight up stone fireplace? Wife wants a fireplace or pizza oven over a fire pit or entire outside kitchen.
Looks like he did some nice stonework for you but I know it's tricky with chimney pipes.

yes, but you may want to have Lively landscape draw it out for Ubaldo. He probably charge you a couple hundred bucks and I think for the peace of mind it'd be the best money you ever spent. to have actual drawings.

Ok yeah that's probably a good idea. It sounds like ubaldo is good at following directions but it's worth paying a designer to make sure it's going to meet our needs.

correct, a simple round/square patio framed and poured no reason to spend extra money. You start boutique-ing the project bring in a pro. You're still bypassing GC cost by going direct to my guys

That's why I come here

Bump.
Here what ubaldo is planning to build. He's got a kit and then he installs the stone over it. I think it looks nice and we're negotiating on stone benches on either side of it now.
He said he can stain the rock any color we want.
Also he's adding a brick edging around the slab and doing some curb work for me in another part of our yard.
The concrete slab is going to be about about 14" deep. I'm digging that.
I haven't heard back from your designer yet but honestly this is still a pretty simple job so I'm not sure I need him.

Yeah may not need him. Again if it’s a kit and a simple design, go for it. Custom with complex design is where I would get a designer. What you are looking for Ubaldo can do in his sleep. He should have brought you a catalog of stamps and stains to pick from. You can go to the warehouse on Armory to see in person if needed. But the catalog pics are pretty close.

Ubaldo has a shop on armory?

because discussing an outdoor patio/fireplace project is killing this board being so off-topic and all
dont click this thread if our banter is so offensive to you.
