Insurance Inspector here. Keep in mind, the insurance Company has the right to come out and make sure the property is being properly maintained. If that wall is collapsing, they’ll find it. Pay now or later.

Just looking at those photos, what is not properly maintained? What is insurance worried about? I don’t see how far from the home or otherwise what could happen if the wall does fail.
Are you suggesting as an insurance inspector you know that wall is failing?

Standard language in the contract is waiver of redhibition. Basically means hidden defect.
If you have a home inspection the inspector could have to eat it because they missed it.
Seller would be liable only if they knew and covered it up.

If it’s falling down or a threat do so.
It’s not maintained. The inspector will make a decision of the situation….when you are ready to make a claim…….Good Luck.
The inspectors do not have to have permission to go on the property. They avoid the obvious like dogs. Read the fine print on the policy.
There are multiple National Companies that do the inspections.

What state and municipality are you in? Liabilities and timelines for non-disclosure at closing vary place to place depending on local problems. Check with an attorney. Retaining walls in hilly landscapes and bulkheads on water are red flags to buyers.

3rd party company that's usually to help facilitate the sale of your old house if you're relocating out of the area for a new job or transferring.
For example if you accept a transfer / new job out of state and the company wants you to get to work ASAP, they may pay for a relocation company to help facilitate the move.....including handling all the work needed to get your current home ready to put on the market, staging for showings, and negotiations with potential buyers.

cinderblocks were not designed to loads like that anything in my area over 4 feet has to be permitted with engineered drawings. chances are it was not permitted so its a code violation.
