Rotten spots on wood floor

Im getting my house ready to sell and have a few patches of rotten wood on my floors that's noticeable. I've tried to match the floors before but it's no longer made.
I know the cause of the rot and will fix it.
Question is, what is the best option for selling the house?
1) Find some bare wood pieces and lay down, sand all of the floors, and refinish
2) offer a flooring allowance
3) dont say shite about it and see how buyers react

You will end up having to do 1) or 2) unless your house is a tear down.
3) will just mean a longer wait for your house to sell bc you will learn that you'll eventually have to do 1 or 2.
1) is your best option if affordable.
The COVID real estate madhouse is over. Not really as much of a seller's market anymore.

Also those would be spotted in two seconds by any inspector. I have screenshotted your post for the future lawsuit to demonstrate your actual knowledge of the defect.
