The beauty of this is it's a "no pets" complex. This POS got a note from the doctor for a therapy dog. I also replaced the entire HVAC last year and supplied filters for the tenant. When I got in the unit, there was no filter installed and I could tell one wasn't used in awhile. Damn shame.

Male or female dog? If a male, you can bet it was hiking all over the walls/baseboards, too.
I have a tenant that pays well below market rate, but she's a clean freak. I've been encouraged by every landlord I know to keep her as long as possible-- they all have horror stories of nightmare tenants wiping out profit margins with stuff like this. Good luck!
