Madisonville on the Lakes

Wife and I are looking at moving back to Louisiana at some point in the next few years. With land going the way it is I am looking at buying now and building when we are ready. This neighborhood seems ideal with large lots, waterfront etc. Does anyone know much more about it? Any other places to look that aren't going for $450,000+ just for land or have 4,000 sqft minimums.

it's pretty far out there. Mosqitos for days. Make sure you can get whatever boat you want out into the lake. I can remember it getting pretty tight or shallow getting out of there. Alligators will eat your dog.

I lived near there for several years. On at least 2 occasions, Guste Island Road was closed off before the entrance back there. Just something to consider.

I kind of figured that much, didn't know if any improvements had been made with a few million dollar homes out that way.

Any other neighborhoods with waterfront access/marina or boat storage that come to mind?

It has flooded a few times with hurricanes. I mean flood as in trucks floating away to empty lots with the surge. Also the water entrance off the lake has had to be dredged. Not sure if the homeowners paid for it or not.

there is a reason the lots in there are $150k and have been forever and lots in River Club are $400k

Most of those lots are under $50k and the ones over I’m sure would be negotiated down. That’s why I reached out because of the old if it’s too good to be true saying.

We have looked at lots there as well as waterfront lots around Lacombe.
We had waterfront property previously that would get cutoff due to high water a couple of times a year and for me personally, it did not bother me at all. Kind of an adventure if you will.
I appreciate the solitude of the area and the wide open vistas. Still need to do our DD to try and determine what the worst case storm surge situation might look like.

You would be insane to live anywhere in madisonville or Covington. There’s a reason the properties are cheaper than right off the causeway because you can’t get to them. Nice area but the traffic to get there is insane and not worth it.

Lakeshore Estates or Oak Harbor.
