What's your routine? What do you use? Frequency?

I spray the outside coils good with water once a year and I change the air filter (April Aire filters) once a year.

Rinse off the condenser coil with a hose couple to Mrs a year and change the return air filter and clean the louvres on the hatch when it starts showing dust bunnies. That’s a bout it

I pour some white vinegar and water down the condensate line at the beginning and end of summer. Usually about a gallon of it, just to kill whatever bacteria is growing in the pipe.
About two years ago there was so much sludge in the condensate line that I just cut it and ran new PVC. Probably hadn't been properly cleaned in a decade.

Forgot that I do this as well but use bleach instead

I've done the vinegar thing, too. I follow it with warm water.
