Shot in the dark, but have 1ac, more or less, rural lot, couple nice trees on it, interstate access less than a mile away, electric, cell tower nearby, no gas, surrounded by farm land, few homes around. No comps around, south Avoyelles parish, near Evangeline parish. Any thoughts?/

You could call a local realtor. Ask them what they would list it for.

Hard to say.

Is it in a commercial or residential area?

What would you envision it being used for? Someone build a house or put 2 mobile homes? Build a commercial building?

What kind of street is it on? Busy highway or not?

These all factor in. Could be worth 10k or 100k.

Based on your description seems like it’s worth 10-30k at best.

Get an appraisal by an appraiser not a realtor

I appreciate your thoughts!

It is on a farm road, very little traffic. But a couple hundred yards is La Hwy 29, w/ easy access to I-49. I was actually thinking a fair price would be $15k, right in the middle of your estimates.

Thanks again!

Do this only if you want a listing contract with a realtor.
