Foundation Repair Question

About to have my foundation leveled; luckily they don’t have to come inside the house to dig any pylons.
I’ve been told that I need to wait at least 6 weeks before I repair interior cracks. Anyone have experience with foundation repairs?

Are you pier & beam or slab on grade? I've helped a guy replace wood beam sills and I've had pier & beam done where they set new piers in certain areas under the house and replaced the wood beam sills in certain areas. After helpings my friend I decided I didn't want to tackle my property.

A good friend bought a home with the crack almost center of the home. Bought the house for real cheap, sold it and made good money. Where you located?

I’m on a slab. No way am I doing the work myself.
I’m lucky that they won’t have to dig holes inside my house, all the work will be outside so hopefully I’ll dodge the issues that can crop up after a foundation has been leveled.

Yes sir, I would wait and see if there’s any more movement before spending money on repairs, unless there’s some other pressing reason to rush the repairs.

Have you had a structural engineer come out and look at it?

I thought for sure we would need foundation work. Started to see some cracks in the wall/ceiling seams foundation work is getting pretty common in our neighborhood.

Paid like $400 to have an engineer come out and make a report. We had a .4% grade which was well within design spec. Advised AGAINST having any foundation work done, and instead supplied a plan to ensure it stays that way.

Depends on the type of foundation repair but your slab is supported by the soil below. If the repair is to an isolated area like a corner that needs to be lifted the slab is no longer fully supported by the soil in the immediate area and the slab could settle some. That's why it is recommended to wait some time to see what happens to the slab and whatever it is supporting (wall, column, etc.).

Yes, we had three estimates. There is no doubt that my foundation has sunk, even to the naked eye. I get vertigo in the shower and the cracks are god awful. Thankfully it’s only one corner.
Just another thing to love about Jackson, Yazoo Clay.

Who did you use? Just had Cable Lock come take a look. I have a small drop from settling from when I had my pipes replaced under the house. Currently, the only damage is some molding separating and it is questionable if it caused my tile to separate from the cement (possible poor installation instead of stress). What I need to figure out is if it will continue to settle and I need to stop it (estimate of $12k-15k) or if it is pretty much done.

Ewing and Ray is a reputable company in the Jackson area and they know their way around Yazoo clay.

That’s who we used. They didn’t dig inside the house, thankfully. So far we don’t have new cracks, but a few of the existing cracks are more significant.

I need to have the same thing done in Madison, MS. I am uncomfortable with the void created when they level the slab, so after I have them fix this slab I will have a spray foam company come in and fill the void. Just seems to me that would be a good thing to do.


Incidentally, my house had just been leveled when I bought it and now it needs to be redone….so you can expect to have further issues in 15 -20 years.

Were you happy with the job the]st Ewing and ray did for you? They started the estimate process this morning at my house.
