Another grass(es?) id thread

Long story short: I moved from SWLA where the St. Aug thrives in the former rice fields to north LA where the iron ore seems to thrive. When I moved in the back yard had one patch of grass due to the drought, a shop being built, and a load of sand brought in. It looks to be St Augustine and is starting to spread. The front yard was patchy but overall green. I didn’t pay much attention to it at the time.
Have been mowing everything like I typically would St Augustine but now I have patches in the front that have turned a blueish color and spots look to be dying back. The blades also appear to be thinner.
Looking for a bit of direction.

Just can’t tell with the bottom two.
Pull as long of a stolon/runner as you can and get close for a picture of it.

I’d think some type of Zoysia.

Water the yard. Second and third pics show signs of drought stress. First is st Aug with grey leaf spot.

The 7 pines that need to be cut down probably attribute to the drought stress. Any idea on the grass type?
