property taxes are typically taken care of at closing because the bank will require it. however if you purchase within 30-45 days towards the end of the year sometimes they will not require it and its up to the seller and buyer to take care of it.
well a lot of times the seller doesn't get the bill over to the buyer, taxes go unpaid, and house goes to tax sale. well normally you could track down seller to get this taken care of, but i happen to have bought mine from Fannie Mae. i really don't feel like tracking down Fannie Mae, so will eat about $350.
