I'm just going to a community college to get back into the swing of things and to finish my associates and then transferring to UAH. Computer science.
I haven't been to college in 9 years, I'm 27 now.

Well my weekend continues to get better, guys.
My fricking gas station burned down tonight. Total loss. Not only do I lose the rental income from it but now I have to deal with cleaning up what's left of it and everything else associated with a nightmare like this including dealing the gas tanks and any EPA bullshite.
Should be a fun week next week dealing with the insurance company and the guy that was renting it from me on top of the other crap.

Not sure yet. I haven't even been out there because it's 30 minutes from me and it just happened like 2 hours ago. I have been on the phone about it trying to get all the details. I will go out there tomorrow morning and see it.
My sister heard about it from someone else and called me. When I got a hold to the renter he was just finding out about it as well and told me it was a total loss already. It went quick apparently. There is a new large metal storage building on my property as well that was fine but the store itself is gone.
The store was pretty old so it's not shocking it went so fast. The fire station is literally less than 1/8 of a mile from me. You can walk to it in 3 minutes and they still couldn't save it.
Probably old electrical wiring or someone left something on in the kitchen. It had a full commercial kitchen though and when I still ran it we had a small grease fire that the ancillary hood put out which leads me to think it was electrical.

I am sure it will work out. Just is a headache to deal with.
I have never filed a claim on anything. Even when Rita came through and I had over a million dollars of new construction development going. I just fixed the little bit of damage out of pocket and moved on because people needed houses and it would have taken longer to wait on insurance vs eating some cost and getting the houses sold.

I won't. I will sell what's left to the renter and he can do what he wants with it. We already discussed it on the phone some.
I only paid $40K for the whole thing at auction and what's left is worth more than that. Between that and insurance I will be OK. Not to mention I made my money back and then some the first year I owned it.
It was always my intention to flip it after I redid some things in it and built the business itself back up but the rental was nice so I held onto it.

That's what I figured you would say. That's the only thing that really makes sense. So the renter is wanting to buy the remaining property, huh? Does that include then storage units?

No units. Just a large building. He built the building actually with my permission. I was going to sell the whole place to him eventually anyway so he built it. This just speeds the sell up.
He will probably run the store out of that building while he builds another one.
