I am not familiar with Black Eyed pea or Cotton Patch Cafe, but I would say Red Lobster is of equal or lesser value than Applebees. Now, I will say that I have noticed Applebees has started updating their restaurants with new signs and store fronts and have changed their commercials a bit and seem to be gearing them towards more than just the lower middle class, but I have not been to Applebees in many years, so I can't say for sure what their food quality is like right now.
