Credit Karma inflates your score 40-80pts from a tri merge
Call the 3 mains and have them pull for u and get the report
Any lates blemishes will take 7-10yrs to fall off naturally or you have to ask the beaurus to remove them via letters. Not the easiest

I haven't found this to be the case. My actual credit score was about 10% higher than Credit Karma was reporting when I bought my last home. Like a lot of things in life I think this can vary person to person.
