Place has to pull people from Baton Rouge to be successful. With Beaver Creek in great shape, The Bluffs will absolutely need to be better than just playable to survive.

BC is a bland layout compared on The Bluffs. If the conditioning is close, people will pass up BC for The Bluffs

Beaver Creek and its tax based funding was the final nail in the coffin for The Bluffs.
