If they had just 71 more members paying $350/month, that would cover that. I assumed it was more than 300k

It’s called “tax” money.
Just stop dancing around it and sell it to the parish. It’s too much for too little return. You can simply the maintenance. Use that massive clubhouse for some parish identity. Scale it back and make something functional out of it.

It could have possibly been just 300k. You have to think they were probably spending very little on Maintenance. I’m sure they had payroll cut down to a minimum too.

71 members at $350 a month in its current shape. I wouldn't pay $350 to join it in its current shape. You'd have to spend a bunch of money to get it back so it's probably 200 members at $350 a month to break even.
I just don't see it as a "member course".
