Completely agree she doesn't have to ask permission, that's a given. I was saying it was a red flag (just up and quit a W2 with health benefits and 401k that she liked) and unfortunately the "eviction" leverage thing has gotten a lot more complicated due to Covid. That's honestly another angle that I'm kicking myself in the rear.

The eviction stuff has been going on long enough that you should have covered your arse in the contract
I had no issue evicting someone last September

In my experience, just be glad she’s paying rent and hasn’t trashed your place. Tenants can be the worst, so if you get a good one, keep them happy.

You quickly learn there’s a reason some people rent their entire life. Everyone who’s good with money eventually buy their own place, with a few exceptions.

Unless she's a hothead, she probably was involuntarily terminated and she's embarrassed about it. Doesn't really make much difference but at least it explains things.

I quit a salaried job with nothing lined up once. It happens. It's the exception, though. I did it once in 25 years of full-time work.
