Not sure about Sherwood. The area around the Catholic Church is good, but I think the flood really hurt the area east of there.

Looked at a few gutted/reno'd houses in Broadmoor. Great value for your money, but you're still right next door to properties that will tank your property value for the next decade or so. Just depends on whether you're willing to be in it for the long haul.
