We refinanced ours a few weeks ago. I think ours was 2.35% - 20 yr.

I got 2.25% on a 30 year, last week. It's a VA loan though, so that may be an exception.

I closed on a 30 year 2.75% Tuesday

Did a 2.5 with no origination fee for our cash-out refi.

Not in LA, but got quoted 2.95 on a jumbo refi today, so I'm sure conventionals are in the toilet. Let's ride!

Who’d you go with?

What companies are yall going with? I'm getting quotes of 2.8%, 2.9%

Mine was with Freedom Mortgage in New Jersey. I locked that rate in late last year and had to postpone my closing because we all got the Rona. We just closed like 2 weeks ago. I just double checked and it's 2.375%.

Was told Business First Bank in BR waives closing costs if you open checking account and have 10k balance.
Was told this today.
If true, thats a pretty sweet deal.

Don't feel like starting a new thread on this but:
I'd love to get in on these rates but I'm not adding months to my mortgage. Is a 5yr term a thing?

5 year is possible- Best to go to a bank where it will be a portfolio product for them

How much time you think we got?
I'm fricked until april, had a late payment due to switching banks and apparently never updated the auto pay info (though I remember doing so). Of course they said nothing until it was 30 days late. Was told I cant refi with a late payement within 12 months.

My advice would be to move.

I just did a straight line (no cash out) through Freedom at 2.5% for 25 years at no cost. The original mortgage was also through Freedom 5 years ago around 3.375%. Huge difference in monthly payment and big savings on interest in the long term.

rates are going to depend on loan amount, LTV, and credit score. I am quoting most clients 2.75%-2.875% right now on non cash out refinances on 30yr rates. If you are borrowing over 360k and have a sub 70% LTV you can see 2.625%. 15yr rates are 2.25% for most clients. Once again with the right LTV and loan amount you can get 2.5%.

I closed a 20 year cash out refi a couple weeks ago at 2.6. No cash out was a couple points lower.

you want your credit score to recover also, but your correct you need to wait one year. Rates will be good in april.
