Building on undeveloped land in St. Tammany

Hi all. I have the ability to acquire a small piece of undeveloped land in St. Tammany parish. I’d eventually like to build on it. This will be my first time a.) building a house of my own and b.) doing it on undeveloped property. The land is primarily wooded now and will need some clearing.
The land will need a septic system/treatment plant, propane, and a well. I am posting to get some more info about these issues because I’ve only bought land with access to city utilities thus far in my life. Questions:
1. What kind of costs am I looking at for those things and what is the best way to go about getting all of this done? Through the general contractor building my house, or on my own?
2. Do y’all have any recommendations for people in my area to deal with? What kind of info will they need prior to getting them involved?
3. Regarding the well, will digging it deeper/artesian eliminate the sulfur smell problem that so many wells have?
4. With the gas, I assume that propane is the only available gas to put in a tank like that. I.E. natural gas is not an option. Correct?
5. Any other thoughts or issues y’all think should be on my radar would be appreciated.

I built five years ago in STP
Typically I would find a separate contractor to do the land clearing and pad prep etc. However, your home contractor should be able to add that to his project. Cost will vary widely depending on what trees you have, can you burn it haul off, how much material needs to be brought in for the house pad, etc.
Well cost me $3800 about 170 feet I think. Again price will change a bit depending on ground. I have no complaints about smells or tastes of my water.
Treatment plant cost me $2500. The parish will require a certain size based on bedrooms not bathrooms. So make sure that your architect labels these rooms appropriately like an office or media room.
250 gallon Propane tank with first fill up cost me $2400.

We just built in St Tammany on 6 acres. We were within 300’ of Lee Road water so we had to connect. However, we have a septic and propane. 500 gallon propane cost me $1800 filled and buried from LaCox. We run our water heaters and stove off of it, plans to add generator later on. We cleared around 2 acres, the clearing and house pad was around $25k that included red clay for house pad. It required a lot of trees to be hauled off. All in we were around $200/sqft living.

Thanks for the info. I also posted this in the Outdoor Board to hopefully get more replies. A poster over there indicated that tying into electricity can be pretty costly. Did y'all experience this?
Was your living sqft cost inclusive of all the utilities? What did the Modad run you (assuming that's what you had to have)?
