The point is the lingering impact. The white family had access to mortgage credit. The house that allowed them to buy went up sharply in value. This equity perhaps financed the 1st generation in that family to go to college. etc. etc. And that is just one vector to highlight.

You're overestimating how wealthy most whites are/were in the South.

Few white people had wealth in the 60;s or 70's in the South.

Most homes were places to live, not investments in those days.

Hmmm, my parents didn't pay for my college. I joined the military for that. There may have been a lingering impact but that isn't how it is now. If someone doesn't go to college or make it, the responsibility for that falls on that individuals shoulders. People seem to want to keep making excuses.
