We aren't in the 70's. We've already established how bad the past was. It isn't even close to that now.

The point is the lingering impact. The white family had access to mortgage credit. The house that allowed them to buy went up sharply in value. This equity perhaps financed the 1st generation in that family to go to college. etc. etc. And that is just one vector to highlight.

Agreed. But when we put it in the context of pre-existing privilege it matters.
