Fair enough. I’m open to that criticism. I’m just not sure the landlord spraying some bleach is the answer. I don’t know quite what the answer is. That’s why I’m asking some questions.

I don’t fix anything that isn’t mine unless it interrupts my day to day operations.

My mother died three years ago this May so I’m not sure why he’d waste his time with a spare bedroom for her.
If he’s really scared, he’d do his homework and buy fungicide from a local hardware store.

I have a home and work apartment. I never file a maintenance request at my apartment unless it's something that will cost me a few hundred bucks or come back on me if I break the lease.
