Even if they have to play it by the book they can still play some offense. If it's gotten to the point of squatters rights then research whatever rights he has and don't give him one bit extra. First step is to get a deadbolt for your bedroom, buy a mini fridge, and buy window a/c unit. No free meals, keep all of your groceries in your room behind lock and key then buy a lock for the central a/c and keep it at whatever minimum is allowable. Get rid of cable and internet and any convenience that he takes advantage of, even down to a washer/dryer.
None of this will happen though because this whole situation is a product of enablement. They need to take this case to Judge Judy and let her set him straight!

So what happens if the kid never wants to leave and the parents sell the house? Does kid get to stay at house? Or does kid get to follow mom's and pops and move in their new house?

Or use his gun (they mentioned weapons) shoot into an unoccupied FBI agents car. Put gun back into his room. Call Feds and tell them the son was bragging about shooting the car.

I doubt they'd be able to sell it. Most potential buyers would likely stay away from any possibility of adverse possession issues.
