The area around Kiest park is an up and coming area and still affordable (275k) for young people and very safe. I have a single female friend that has lived over there for 7 or 8 years with zero problems. The bad areas of Oak Cliff are way south around Camp Wisdom and red bird mall or east of I-35 near the zoo.
Haven't those areas cooled off a bit? Not that it would be a bad thing for a potential home buyer, necessarily.
