Unless you have to have a percentage of Balcony across the front, Id look for other plans with smaller balconys. What about a Juliette Balcony? Or something with a Cantilever Balcony? They all suck and are expensive, just try to cut down on repairs later and maintenance.

You are not building this home in that area for less than $255K with you helping with some labor. I'm comfortable saying $275K turn key.

That 10/12 pitch won't do anything to knock the price down.
You going with the false windows in the attic? You could eliminate that and save a ton, it would be more energy efficient too.

My father was going to build a similar looking house.
When he broke down the cost for that big balcony- slab, rough framing, columns, millwork, roofing, etc, he planned another house that didn't have that big balcony and put the "balcony" money to enhancements to the actual living area of the house.
