Maybe we're not appreciating taxes/rent enough?

I know people are probably taking this into account, but a facility that big in a major metro has to be crazy expensive.

And as mentioned, it has tons of downtime during school hours.

Depending on location, this could certainly be an issue.

The ones I've seen, such as Sector 6 in Elmwood, tend to be in business parks / warehouse areas. So I would not think the rent/taxes would be that expensive.
