What about inner-city Nashville? Prices are going for high, but are the homes worth it? Are the jobs there? Is the income there?
Sure, some sap may plop down $700,000 for a brand spanking new 2 bedroom 2 bath 1,000 square foot home in a "hip and trendy" area that has the best coffee shop in town. Yet, it'll appraise for $250,000 and they are fricked.

it feels like a bubble but they've done such an AMAZING job with the gentrification and how the communities have come together that i don't know if i'd say this is a bubble or not. real, true change has taken place in just about every major neighborhood enclave within spitting distance of downtown. 12 south, sylvan park, east nasty, nolensville/woodbine, berry hill, etc etc

its like this:
silicon valley overflows to austin which is now overflowing to nashville.
i think our economy and jobs are going to be booming for some time. you can't find people to fill positions around here. you can literally walk into any business and demonstrate you have a pulse and they'll hire you on the spot.
i'm not joking either.

always a risk.
and that coffee shop would be barista parlor. the one in germantown, not gallatin rd.
