Cat 6 is cheap to run during construction. Run it everywhere now, especially for a 2 story house.
Chances are a townhome isn't big enough to need a mesh wireless system. Just a nice AC router.

I have an Archer TP Link AC1750 in my house. It is almost overkill. I had an older wireless router when I lived in a townhouse and it was plenty. Not quite enough for the house now which is why I upgraded when I cut the cord, but it would be awesome in a townhouse.
