We just built, and ran Cat-6 to every place a computer or AP point might be-even to the attic. Cat 6 to the garage, storage room, and 4 corners of the house. Then ran RG-6 to all TV locations, and yes the attic for an antenna. Patio too! It all terminates in a ventilated closet where a 1G network switch connects the Cat-6 to Fiber Cable, and 2 6-port Splitter/Amps distribute the antenna signals from the attic. Now two months later, I can't think of anything I would have done different, and haven't found anything I "should have done."

Cat 6 is cheap to run during construction. Run it everywhere now, especially for a 2 story house.
Chances are a townhome isn't big enough to need a mesh wireless system. Just a nice AC router.
