If there were realtors that could provide actual financial advice and real estate expertise they would be worth their weight in gold. But, every realtor just meets you at a house and shows you around. Everyone knows how to look at a house.

Give me crime stats, how is the neighborhood as far as landscaping and cars parked on the street, where are home values trending in that neighborhood, any section 8 apartments going up nearby, is the town going bankrupt, is the HOA going bankrupt, what does next door say or people that live in the neighborhood, etc etc. It is nothing to pay a realtor 5 figures these days for a home sale and walking around a house isn't worth that. People are making the largest purchase of their life and the person facilitating the transaction knows nothing but how to stroll you around a house.

Their prices are going down because of the little value they provide and because there are so many. Used to be 6% but you can negotiate down. Best thing to do is pay to list on MLS and offer to pay buyers realtor their half of fees.

Realtors are the worst because they make people believe they do something. At least everyone knows MLM schemes are what they are.
