Yep and not sure i can accept that after investing close to $500k into a property after i put in my improvements. Might just have to pass on this one. This has been one hell of a tiring search for land the last 6 months.

You could pursue buying the minerals or at least attempt to get a no surface use agreement with current mineral owners. If minerals are owned by a family it could be a hairball mess with many heirs, etc. Always a party.

or hell why couldn't you lease the minerals for 5-10yrs if no drilling activity????
