Not looking to spend that much lol. And the goal would be to buy a condo downtown and therefore extremely close to work.

Rent something on 3rd, Lafayette Street, or in that new building coming up on Convention for a few months and see if you like being downtown before you buy. In that time there will probably be a condo going up for sale somewhere in the area. Maybe even a new development.
